The advantages of Part Exchange for individual movers in Coventry – where it takes on average three months to sell a property via the open market* – are clear, as the scheme means a new-build customer can move up the property ladder as soon as their new house is completed.

However, this also has the effect of freeing up their old home more quickly for a first or second-time buyer, not only offering buyers greater choice in the area but also helping to keep the local market moving.

Bellway’s South Midlands division, which is based in Coventry, is building new homes in the city at The Brambles, where Part Exchange is available on a choice of three and four-bedroom houses.

Divisional Sales Director Jane Yolland said: “Of course, there are considerable benefits for the individual purchaser using the scheme too – they receive a fair price for their existing home and have no estate agent or advertising fees to pay. It also removes all the uncertainty which can often come with moving, as there’s also no property chain, so no risk of their sale falling through.

“And by buying a new-build home with a five-star builder such as Bellway, customers can also be confident of the build quality and customer service they’ll receive.”

Bellway also offers its Express Mover scheme as an alternative to Part Exchange. Through this scheme, the housebuilder will work with a recommended local agent to market the customer’s home. The customer agrees the selling price on the property and Bellway will chase the agent on a regular basis to encourage them to find a buyer as quickly as possible, as well as paying the estate agent fee and holding the new home ‘off market’ for an agreed period of time.

Bellway secured five-star builder status with the Home Builders Federation (HBF) earlier this year. The five-star rating was achieved after more than nine in ten customers who responded to the HBF’s National New Home Customer Satisfaction Survey said they would recommend Bellway to a friend.
