Farmstead-style £4m collection of new homes launches to Yorkshire market

DEVELOPERS have transformed the site of a former farm into a £4m-plus collection of new homes on the rural fringes of a North Yorkshire spa town.

Ailsa3 Developments, based at Harewood, near Leeds, has created nine architect-designed, new-build stone properties in countryside to the western side of Harrogate.

The have been built in a traditional setting, replicating a traditional farmstead layout, yet hallmarked by a distinctly contemporary twist.

It has appointed the specialist Land and New Homes team at estate agents Linley and Simpson to launch the development - Whitehouse Farm on Burley Bank Road - to market through its Harrogate branch.

As part of its commitment of supporting and showcasing home-grown Yorkshire skills, the housebuilder has also turned to Leeds-based Murray Hurst Interiors and Ilkley’s Wharfedale Fitted Furniture to give all kitchens an eye-catching design dimension.

Built in a courtyard-style setting, the stylish development at Whitehouse Farm features a mix of two, three and four bedroom homes, with a choice of detached and semi-detached. Prices start at £295,000.

Homebuyers will be able to go through the keyhole and gain their first sneak peek into the different house styles that are being created when the development stages an open weekend on March 28 and 29, when the properties will be ready to move into.

Although the development marks a new chapter in the land’s history, all its homes have been named after farm buildings – such as The Forge, The Stables, The Long House, The Lodge and The Fold.

“As well as retaining a link to its agricultural heritage, the names reflect the way this modern interpretation has been able to mirror the look and feel of a traditional farmstead,” said David Waddington, Director of Land and New Homes at Linley & Simpson.

“These are individually-designed properties that set themselves apart from other new build properties from the ‘volume’ housebuilders that are available to the west of Harrogate – yet are in the same price bracket.”

He added: “Ideal for both town and country living, the meticulous design that has gone into each home puts a true contemporary stamp on a rural property, with modern flowing space throughout.

“The development has been shaped to give every property a good-sized garden. Over and above this, many of them enjoy an open outlook across fields.

“It really does provide the best of both worlds, with rolling countryside on your doorstep and an array of attractions and activities to be found close by.”

Whitehouse Farm has also secured accreditation to the Government-backed Help to Buy scheme, an initiative that makes it more affordable to move on, or up, the property ladder.

Help to Buy assists anyone looking to buy a new home up to as much as £600,000 so long as it is their sole home. With Help to Buy, aspiring homebuyers only need to raise a five per cent deposit.

Using Help to Buy, homebuyers also benefit from a 20 per cent equity loan from the Government which is interest-free for five years. Therefore a mortgage is required for only 75 per cent of the value of the property.

Whitehouse Farm is the second Harrogate development in which the Ailsa3 and Linley & Simpson teams have worked together. Two years ago, they partnered together on the Broughton Court project at Starbeck, which saw the site of the former Henry Peacock pub transformed into a mix of apartments and retail outlets.
