Eddisons sells £2.2m Leeds charity hostel for residential scheme

Eddisons has sold Holdforth Court, an award-winning, 15,000 sq ft former care facility and hostel  with 36 bedrooms, close to Leeds city centre, for £2.2m.

Owned by St Anne’s Community Services, which provides care, support and housing services for people with learning disabilities and mental health issues across the North of England, Eddisons sold the four-storey, Brussels Street property to a private investor which has plans to redevelop the site into a major residential development.

Steven Jones, Eddisons’ agency division director, said: “Holdforth Court was opened in Leeds by St Anne’s in 1994 and has been providing really valuable services for homeless and other vulnerable people in the city for 25 years. We were really pleased to be able to help the charity realise what has become an extremely valuable asset so that it can continue with, and extend, its fantastic work for people in need across the North of England.”

He added: “The former hostel is in a prominent location next to the Gateway development and close to Victoria Gate. This area of Leeds is continuing to see a rapid increase in planning and development as the city centre expands southwards and eastwards.”

Plans for major developments close to the Holdforth Court site include Rushbond’s proposal for a 1,000-home mega-complex, known as Leeds City Village, and a 20-storey tower providing more than 200 build-to-rent apartments, put forward by Modernistiq Ventures.

Lambert Smith Hampton director Richard Corby acted on behalf of the purchaser in the Holdforth Court acquisition.
