A significant investment to refurbish and enhance the amenities at Generator Studios, Newcastle, has paid-off as two new tenants sign-up to take office space.
Knight Frank has brokered deals with healthcare marketing agency, Onyx Health, and business consultants, Business Buying Service, which have both committed to long term leases at Generator Studios, on Trafalgar Street. Onyx Health is relocating from Hoults Yard.
The landlord - a joint venture between Vengrove and ASK Partners - purchased the property in 2018 for £6.45m and has since invested further to modernise the building. The refurbishment was designed to help better meet the needs of the modern occupier and tenants also helped shape the plans, through consultation with the landlord.
The building, which has 12 tenants, has been revamped to include a number of inspiring informal meeting and social break-out spaces, including some with standing desks; bike racks; showers; complimentary coffee; 1GB superfast broadband; and a calendar of on-site community events.
Partner at Knight Frank Newcastle, Patrick Matheson, who works with joint agent BNP Paribas Real Estate, said: “The lettings were agreed in lockdown and go to show that there is appetite for high-quality space with amenities that put health and well-being at the heart of the office. One of Generator Studio’s key strengths is its strong community and creative environment.”
Generator Studios offers Grade A office space, with parking, and has a relaxed, creative feel with exposed services. Suites available to let range from1,400 sq. ft. to 4,600 sq. ft.
Daniel Austin, CEO at ASK Partners commented: “We’re delighted that the refurbishment of the building has attracted strong tenants. This is clearly a good sign for the Newcastle office market and proof that the newly designed space and amenities are appealing to tenant demand.”
Tenants include Hedgehog Lab, Oak, Gardiner Richardson, Black and White Engineering and Atlas Cloud.
