A day nursery located on the outskirts of Abergele in Conwy has been put on the market. Abacus Day Nursery Sales, a specialist division of Blacks Business Brokers, is marketing the former St George Private Date Nursery with an asking price of £49,950 to take over the lease on the premises and the assets of the business, plus annual rent of £40,000.

The nursery, which was originally established in 2004, was previously registered with Care Inspectorate Wales to provide 60 childcare places. As well as offering day care for babies, toddlers and pre-schoolers it also operated after-school and holiday clubs for children aged up to eleven.

In its most recent full financial year the business turned over £260,000. It closed as a result of the national lockdown in March 2020 and is now being offered for sale with all toys, fixtures and fittings.

The property, a converted barn, is located at Hendre Uchaf Farm on St Georges Road on the Southern outskirts of Abergele, close to the A55 North Wales Expressway. Its ground floor houses two baby rooms while the first floor is made up of a pre-school area and a toddlers’ room.

A mezzanine floor houses another pre-school room, which has previously been used for holiday clubs, and a kitchen. Outside the building are two fully equipped play areas.

Chelsea Melnyk, sales negotiator at Abacus Day Nursery Sales, said, “The first Covid-19 lockdown hit many childcare operators but the market is recovering strongly now and we have completed the sales of a number of day nurseries since the summer. These range from single settings to chains, with buyers including both individual businesspeople and corporate providers.

“What we do not often get on our books, though, are nurseries packed with period features, with views out to sea over rolling countryside, and surrounded by farmland. It is rarer still for a business in such an idyllic rural setting to be located just a few minutes away from its region’s main arterial road.

“Before the pandemic hit, St George Private Day Nursery had a great reputation with fantastic online reviews. There is no reason why a new owner should not be able to build on this foundation and create a really special childcare business here.”
